It depends. Most apartments do have stricter guidelines and you either pass or fail so to speak. With a house you can talk to the owner directly and discuss your situation. Either way I would prepare a sincere letter of explanation describing your situation and the corrective measures you have taken. Also having a perfect rental history will help you in a big way.
