Taking this one step further, when dealing with a management company, it's always recommended that you find out in writing what their responsibility is to you and what yours it to them. Request a copy of their agreement and review it carefully. You might want to pass it along to your attorney for their review as well.

Hi, Lastly, rent to own deals always favor the seller and the actual agreement should always be reviewed by an attorney, if you enter into one. A better strategy for repairing your credit is getting a secured credit card and building from there. I know many that have had a lot of success starting there. It is important to know that you shouldn't use more then 30% of your available credit and always pay on time. It is a process and you must be patient. Good Luck!
It will be very difficult to rent in a good area (good complex) with little or no credit history. Almost all landlords (especially in the far west suburbs of Chicago) do a full criminal background and credit check, and they will want you to already be employed before they rent to you, unless you can pay the full amount of the lease 6 month or 1yr upfront. I would work with your sponser to set up residence with family or friends, get your jobs and get working, enroll your son in school and establish residency. Once you have been employed at least 6 months if not one year, you will have a much better chance at getting a decent apartment in a safe area with good schools. Do not look at anything near west side or south side, very dangerous areas with high crime and gang violence. The further north or west you are the better. Hope this info helps and good luck!... more
Lester said it well. There are ways for the government to discover these things if they want to. If you knew you were going to be using the property as rental right off the bet, then don't say it will be owner occupied. I think though that if you live there and are only renting out rooms to help for your expenses, that might not cause any problem. However, it is best to be sure before you choose to do so. Owners can request whatever they like but I do agree that 5 months security deposit is unusual and unreasonable. How is your credit? I have worked with clients whose credit is low and they have had to pay a higher deposit but never 5 months. Good luck!... more
Dan is correct. Most lenders will require 2 years after the bankruptcy has been discharged (DISCHARGED, not filed). During that time, you should be working on rebuilding your credit. I know several people who have recently gone through bankruptcy and ahve 700 credit scores again already.
Speak with a local lender about what their requirements are and give them the basics of your situation. They should be able to hep you with more detailed information.
