Ooops....the neighborhood is a downtown location....many of the apartments have wonderful waterfront views. Our downtown is rather "quiet" right now....plans are to expand activities for the area. Currently there are Art Walks, lots of music venues, the Carling is also within walking distance to the "Landing" where lots is going on, the main library, a wonderful private book store that buys and sells used books, lots of fun cafes, the large downtown park, and Lots of Riverfront riverwalk. Condominiums fees cover the exterior of the building and the interior to the walls of the individual unit. They cover the insurance for the building, and the management company is responsible for setting up reserves for roof repair/replacement, exterior paint/maintenance, grounds maintenance/repairs, plumbing, heating and cooling systems repairs/replacements, etc.
If you ever buy a condo, make sure that you are involved in the Association so that you can be sure that the funds are being spent and reserved appropriately. If there is a shortage in the reserves, an assessment may be attached to each unit for a period of time until the necessary repairs are completed.
The insurance is a sizable amount of the monthly fees, and is one reason why condos near the beach have such high monthly dues.
