The short answer is a ground lease will restrict any developers prospects of getting financing. It will also restrict what could be developed: IE you cannot develop condos on a ground lease.

In the Sandpoint Idaho we have a variety of restaurants. If you want authentic Italian, Arlo's is my favorite place. The owners are true New Yorkers and you can taste their roots in everything on the menu. We have two Thai, one Greek. We have one chinese restaurant, but nothing that compares to China Town in NY. We have a great steak house - the Hydra. In addition, there are multiple burger places and mom and pop restaurants, and several really great places to hang out. My favorite is a pub on Cedar called Eichardt's. It's got a great selection of on-tap beer and really good food. Think cheers West Coast small town.... more

May I suggest Huntington Township? Over 22 towns to choose from. The Huntington Line has a 7:12 that gets you into Penn at 8:05 and a 7:37 that gets you in at about 8:25.
Check out the schools at www.GailGladstone.com and click on "school info." It's a great place to live! You can find parcels with good acreage in Ft. Salonga and all around Huntington Township.... more

Have you tried contacting some agents who are on trulia?
I would reach out to a few and see if some of them can help you. Some agents do not act as buyers agents but I find it odd that you contacted a few and they were not able to help.

In most markets the buyer's agent is paid via the seller, so it will not cost you anything to be represented in the transaction. Not having someone working for you could be very costly. If you do not know a Realtor in your area I would be glad to refer you to one.... more
