Trulia does not accept FSBO listings. You can post on Zillow.com, FSBO.com, Craigslist or other sites. If you combine all the exposure you can get from all the other sites, it won’t compare to what posting with a great local agent can get you on the MLS alone. In Island County RAID zoning stands for Rural Area of Intensive Development. The stems from Washington State's Growth Management Act requiring Counties to plan for targeted growth, in areas already developed in order to prevent urban sprawl and minimize infrastructure investments.
Our base zoning is 1 du (dweling unit) per 5 acres; some 1 du/10 acres. Incorporated cities have greater density.
Many of our subdivisions are from the 'if it makes sense days'. A chunk of land between the highway and the water was carved into streets and lots, usually with beach access and park area along the shoreline; some were 60 x 120 foot lots, others 1/3 or 1/2 acre. Those existing subdivisions and the logical 'edge' to where they end were set as RAID's.
The few acreage parcels within a RAID will have a lower du/acre than the nearby Rural zone, ranging from 3 du/acre to 2 du/5 acres. These are the ONLY unincorporated areas where land can be subdivided to less than 5 acres. PRD's or Planned Residential Developments are another area where new lots can be created, but that's a totally different discussion.
