Long Island has an expansive and efficient railroad system where many trains stop in Jamaica StAtion( for easy transferring) and also many are expres into Penn Station.
Rockville Centre is a great village for commuting to the city. It's on the "Babylon Line" ...no tranfering.

Apts facing Central Park are perhaps the most expensive in Manhattan, ranges from $3000 per sqft to $5000 per sqft depending on building. Within the same building, the CP facing ones has a big premium over those not facing CP.... more
Proximity to Central Park adds to a property's value, especially if there are views. This does not mean that every unit is selling at a premium. But all other things being equal, yes there is definitely a premium.... more
