Sheryl, there are relatively few condominium communities in or around center valley. Communities with (HOA ) fees, so to characterize what an average fee might be is difficult, both because fees can vary based on what services or amenities are covered, and simply from one community to another. I can say that there are a few communities, which may or may not be condominiums, which charge fees, some characterized as "over 55" communities, some simply townhomes ( entire structure owned outright ) or condominiums (where just the "walls in " are owned ) I realize this may not fully answer your question. The seller needs to make the required repairs. If he refuses then you need to get a conventional loan or back out of the deal. Your agent should be able to negotiate the repairs since the seller will have the same problem with any other buyer who has FHA financing. Failing to make the repairs will limit his buyer pool. Better to deal with you and keep you in the deal.
