The rates are being kept low by the Fed action. The bond market has not responded to the latest Fed release and rate continue to be near historic lows. However, once the Fed steps aside, rates will be determined by the market and will be much higher when this happens.... more

I agree. If a flyer box is used, it should be maintained. However, I question the effectiveness of a flyer box. For years I have used a 24/7 hot line phone number rider that sits on top of the sign arm.
The reasoning behind this is when a prospective person drives by and pull a flyer they drive off. Many times the flyer ends up on the floor board or gets laid to the side and the prospect never calls. So my question is, " who was it that pulled the flyer and 100 flyers later there is still no showings what happened?" The better method is to not use a flyer box by a hot line that actually is a call capture device. The prospect drives up and if they want info they have to call the hotline. It captures their phone number and you can follow up. This way you can explain the pricing and the reason they need to see the property.... more
Because short sales to take long periods of time to get approved, many buyers and agents that are in first position tire and many times move on. I always suggest trying to get into a back up position and get it accepted as a first back up. You can still look for other property and if you find one that your offer gets accepted, your agent can always submit a withdrawal to the listing agent.... more

I would prioritize based on your living needs. I would suggest targeting the areas to make the home structurally safe and livable and then take care of the areas that you will need for your living quality. Sorry it took a while for some one to answer this question. Yes, Riverbank is a good neighborhood, in parts. The part that Wainwright and Turpin is known as the Crossroads. The Croosroads has the newest shopping center with Home Depot and Target and a few other places. The only issues with Riverbank are near downtown, which they are trying to clean up, and PG & E. Riverbank does not have MID for electric so bills there are a little bit higher. In general crime is relatively low in the area.... more
