Having a parking spot definitely helps you out on resale down the road! Does the building have a doorman? If so, ask them how often parking spots become available in the building. Most doormen/women have a great pulse of the building and can let you know if parking spots become available.... more
Having it listed with a Realtor on the MLS and in front of hundreds of agents with qualified buyers proves to normally get a better price for you home, they also provide the information. If not employed by you they will be reluctant and tell you to find a real estate attorney. Liability reasons. the attorney could cost you more in the end.... more
600 sq feet sounds like a jr 1 bed... If your building is older, you might be looking at 1200 to $1300 a month. The modern building in the heart of the Gold Coast jr 1 beds at 700 sq feet at getting aroung $1500 a month right now. They were getting $1700 a month last year.

There is a unit in for rent in your building for $2650, it's been on the market for 6 days and is still. Active. If you go down the street to 1130 Dearborn or 1133 Dearborn, those rents are from $2250 to $2500. They rely on pure volume of agents bringing clients to fill their units. Your building is nice, not a lot of amenities that are attracting all these renters in all the new buildings going up and yes, they are paying up to $3200 a month for them..Your building has a wonderful neighborhood feel to it, so I am suggesting $2500 to $2600 for a fast rental.

Good answers below. We have the best short sale team in Chicagoland here, but nobody can guarantee how fast it will sell. If the HAFA papers are filed and the bank works with you it could happen as quick as 45 days after an offer has been accepted. There are lots of landmines in the way that have to be navigated. I work with Team Seeley here in my office when it comes to short sales. Meet everyone else than meet with us and you'll see the difference. Then get that place sold fast.... more
Yes,they can pass a clause to prevent you from renting. and if there are more owner occupied than rental occupied they may be successful because owner occupiers in general do not like renters. Rent right now if you can while there is no clause. If they do put a clause in try to lobby that the language reads you can continue to rent the unit even after the current tenant moves out. Not no rentals after the cuurent tenant moves out. My advice sell now and leave those folks in their own world.... more
