I can say no you can't buy the home for the wrong price that was advertised. You should however be able to sue the agent, broker, and agency for either fraud or dereliction of duties. That is what is wrong with today's business owners and workers. They are directly affecting others lives and seem unable to measure twice and cut once. They need to take the time and effort to insure every move they make is correct, and if not pay for it. That's why I think realtors need to go away. That is a good question. The descriptions are set by the Realtor and are a way to drive traffic toward those listings. Watch out for partial. seasonal and the like. The best way to find a parcel or a home that meets with your requirements are to get with a local agent. Talk directly to that agent so he or she can become aware of your wants. From that we can put together a profile and a search to best match what you are looking for. A local agent is always the best and easiest way to go, also we know the local market. The only way to protect yourself and YOUR equity in the home is to purchase OWNERS title insurance at the closing. Lenders title insurance is required by the lender to protect their interest and loan amount, but Owners title is optional to you, but highly suggested that you purchase for this exact reason...errors, title defects, lot line disputes and many more items.
