If your HOA was "mandatory" it would have been disclosed when you bought the house. Since you entered into a covenant, you can't remove it unilaterally.
But is IS an association, run by a board and required to report to homeowners and hold meetings and elections. You have a choice. Fume about it or get involved and change it. While a management company may be hired by the association to conduct the day to day affairs of the HOA, the board is responsible for hiring them and setting the policies and rules by which the HOA is governed.
Talk to your neighbors about your concerns. If you share common complaints or points of dissatisfaction, get together and attend the next association meeting and make yourself heard. You and your neighbors are the Homeowners in the Association. Run for a seat on the board, or support someone who will work to get the changes made.
HOAs can add a lot to a property, from setting standards that keep property values high to maintaining amenities and common areas that made the home a desirable location for you when you bought it. But things can change, and homeowners need to stay involved to keep their HOA a positive influence for the community.... more
Properties become abandoned and distressed for a variety of reasons. Sometimes, the owner passes away and heirs are uncertain what to do with the property. Others are simply abandoned with little effort to sell the property, if the owner has no equity.
A REALTOR, like myself, can check a variety of sources and attempt to find owner information and explore the possibilities for rental or ownership of the house. Find an agent that has listed or sold several homes in the area close to the house. They can solicit the owner for you and see if they can arrange a mutually beneficial transaction for a sale or lease.
They can also check to see if the property has been through a foreclosure and is now owned by a bank or loan guarantee program like HUD, VA, Freddie Mac, etc. These home often are sold at an auction. If you have the means to have it done, or can do the work yourself, you may pick up a bargain, trading your work to rehab for a substantial equity in the home, once the remodeling work is done.... more
Thank you. That's a passionate and convincing reply. It must be bad statistics info in wikipedia- which of course can often be wrong. I will report it to wikipedia, and find out more info on Murphy. :)... more
The real question why do you think you have little or no equity? Have you had is appraised or had a professional do a CMA for you? If you really have little or no equity, then you are stuck. You either hold until the market goes up more or you sell now and take a small loss.... more
This place is awful. There is literally some old guy that has nothing better to do than walk around the community with a clipboard and write citations. I was about to move out and my truck was towed because of a flat tire. They tried telling me that my car wasn't registered into the system which is complete bull ----. Stay away from this place. They will give you nothing but problems. The walls in the apartment are paper thin and you can hear your neighbors and get woken up by them.... more
Keep in mind that you're addressing this question to a national WEBSITE that is just a marketing avenue for agents. Trulia is NOT a real estate company nor a property management company. There isn't' anyone sitting here waiting to respond to inquiries. When you complete one of those forms, asking for more info...it does go to a bunch of agents (who have paid $$ to advertise here and get leads). But many agents are frustrated by these "leads" and may not respond to them. Are you inquiring about homes for sale or rent? The rental listings are full of scams. If you're looking to BUY you need to hire a REALTOR as a Buyer's Agent. He/she will be able to send you all available properties in the MLS (the only source for accurate listings). If you're asking about rentals, you should try contacting a local property management company directly. Most agents don't deal with rentals, which may also be why nobody is responding to you.... more
Boundary maps for what? Towns? Neighborhoods? Schools? Zip codes? Not sure what you're asking. Are you searching for a home to buy? I wouldn't rely on sites like Trulia or Zillow or any other so called real estate website for that matter. The data here is outdated and often inaccurate. For accurate real estate listing info, your only source should be the local MLS -- which every Realtor has access to.
If you'd like to contact me directly, I'd be happy to help you find what you're looking for!

All these comments are from Realtwhores trying to sell property. Most are uneducated and unemployable in any other field. They always put a positive spin on things even when the bottom of the housing market is dropping. It's always a good time to buy according to these morons. It's best not to trust any of them... more
I actually live at Seasons and can't say enough good things about it. It's a gem in downtown! I've heard Hanna is nice too, but downtown apartments move FAST so don't wait too long in making a move. As for safety, downtown proper is actually pretty safe - the Hanna area especially (it's right in the theatre district, which is always lit up and active) and the area around Seasons isn't bad, either. Well-lit and a lot of people around, generally all times of day and night (Perk Park is super active, even well into the night, with families, etc.) Heading further east on Chester, it gets a bit more questionable... Just use common sense. You can get around without a car (plus parking costs a fortune), public transportation is pretty legit with the Health Line that runs along Euclid, other RTA buses and the trolleys that pick up right outside. Best of luck and welcome to the neighborhood!... more
