My husband and I moved to central WI (town of 15,000), to be closer to his aging parents. We are shocked at how high our property taxes are compared to the home we owned in Bloomington, MN, (town of 80,000). Our previous home is a 5 bedroom, 2.5 bath on a large city lot. This home is a 2 bedroom, 1.75 bathroom, on a large city lot. Our taxes here are exactly the same.......
Also, several other things are more expensive: gas (often by 20-30 cents/gallon), license plate renewal (by $30-$40); clothing is not taxed in MN.... more
No, buyer does not "have to" pay realtor. But a buyer should confirm with their prospective representative as to how they will get paid and how that may impact their relationship. Buyer's agency is a great way to get representation from an agent acting on your behalf, not the sellers'. Keep it simple and ask your agent to provide details on the approximate costs of closing a purchase.... more
In order to determine a fair offer review a market analysis with your agent, see what the data suggest and go from there; be aware that if a property is priced on target multiple offers may occur.... more
I've always heard that you can get home inspectors to take a look at it. They seem to know a lot about materials and how they look after so many years. I can't imagine there are many homes out there that have roofs that are younger than the house itself. I would start making some phone calls. http://www.aedroofing.com... more
Repairs like most things in real estate are entirely negotiable between the Buyer and Seller. Keep in mind when asking for repairs that there is no such thing a "perfect" home. You need to decide what you can live with and then ask the Seller to fix the items that you can't live with.... more
If you are a for sale by owner the post is not allowed, you can however try blogging about the property; if and when you do list with an agent, ask; or consider any flat fee realty company that feeds into the site....... more
All listings in a company all belong to the company, not to any agent in that company. Most people don't understand that. What Alan said is true, and it needs to show up on the HUD1 sheet that it was paid. Everything must be disclosed - no under the table payments!!
Many people think that an agent will not try and get the best price for their buyers because it lowers their commission they receive. While true, the difference is pretty small when you get down to the agents money they take home and before any taxes are paid on it. For example with a regular commission these days and an agent making a 60% split with their company $5,000 is price reduction equates to $75 less to the agent.... more
You really should consider consulting with an attorney who specializes in real estate and have all paperwork reviewed. Rent to own is really not a good idea, it is risky and you could stand to lose money.... more

In situations like these, there is obviously no sure answer. If all of the repairs are made, and the home is looking clean and updated, then you could potentially make that $170 that you mentioned, or maybe more. I think it depends on how much you have to put into the house right now. If you could make all of the repairs for $20k, it sounds like it would be worth if, from a finance point-of-view. Siding can really help with the curb appeal.

You should look into a condo. They have monthly fees that commonly cover things just like this. If that doesn't seem appealing to you you might have to find a company to do the lawn care and snow removal. Even when utilities and water are included it's uncommon for snow removal or lawn care to be included. Good luck getting everything you need.
