They are advertising a home in Lake Elsinore CA where I use to live. The key to the scam if you read on their website is you take over the payments- the owner deeds the house to you- called quit claim deed- not really legal because when the lender finds out you did this they can call the whole loan right then and there. That leaves the renter/potential buyer without a home and there goes all that cash you paid in rent. Correct me if I am wrong but I had another lady trying to sell me this scam on my house in Hemet. She wanted to come in and give me $1000 have me sign the title over and they were going to record it only when my balloon note came due a year or so later. They gave me this story about how they could purchase the house cash blah blah blah- the only cash they had was $1000 or who knows it they even had that. DON"T FALL FOR THIS SCAM- contact the board of realtors in your area and report these people.... more
I'm about 5 miles from there. It's not bad. But remember it's on a boulevard. Not too quite, lots of traffic. Check with Whittier Police Dept., and have your agent do a Crime report for the area. Uptown Whittier has a very nice Senior Apartment building if you want to rent.... more
Maybe it differs by areas, but many of our Realtors do handle leases. If you are working with a Realtor, it is their job to be sure you get a response to your application.
If there are issues on your application, it might be causing the rental managers or landlords to reject your application out of hand. They will do that here based on an incomplete application (blanks not completed or illegible), history of broken leases or evictions, pets (or certain breeds of dogs) where no pets are allowed, criminal background, excessively low credit scores come to mind as reasons.
If you have submitted a complete application and you know there aren't other issues blocking you, I would suspect that your rental market is a fast paced market and someone else is just beating you to the table with their offer. Again, a good Realtor should be able to guide you.... more
I don't know about your area, but in ours any realtor who subscribes to the leasing portion of the MLS (not all do) can search for Section 8 housing. You can call any brokerage and ask for an agent who handles lease properties, and they should be able to help you locally.... more
