For an exact list you want to contact the association that the property would be a member of. If you are buying a condo you want to contact that association also to find out what they maintain and provide with the condo building. Most associations in the Laurel Highlands provice common grounds maintenance such as cutting grass and road plowing, maintain association facilities such as pools, tennis courts, play grounds and meeting buildings, and collect and account for members fees. If a house has already been foreclosed then you need to find out the sale date and do your due diligence and go to the auction to bid on the property. If the house does not sell at an auction then it will become a bank owned property which will be listed for sale. I hope this helps.... more

When you have a beef with a creditor and let them know you don't agree with something they reported on your credit report, the word "disputed" is added to the comment section of your credit report.
Fannie Mae guidelines require the dispute be resolved and with word removed. Often all it takes is a call to the creditor to say you don't dispute the issue anymore.... more
The problem you are having is the price range. I love working on all price ranges. At best an agent hopes to close on one out of four people we show homes too. With gas prices working under the normal agreements can cost an agent more than the payoff at closing. For example in Washington County over a couple of months I put 600 miles and 30 hours in time for one buyer to get a $700 check. If I am lucky and only work with four buyers, showing homes and driving to get this one check. So divide that $700 check by four and get $187.,00. That is $6.25 before expenses an hour if you get lucky and close one of the four people you are working with.... more
The best program for buyers with limited resources is the USDA Rural Development guaranteed loan. It requires no down payment and closing costs can often be negotiated in with the loan. To quality, you have to meet certain income limits, which for a family of 4 is about $74K. You have to have repayment ability and have a decent credit score. The home needs to be in an eligible area. Many areas of Hempfield are eligible. The second best program is FHA, which requires a small down payment, but has a monthly PMI (insurance that you'll pay the mortgage). The current county mill for Westmoreland is 20.99. You first need to know the assessment value on the property you are interested in purchasing in order to calculate the tax. Local and School District mills vary.

Thats tough when that happens. All you can really do is keep emailing and calling and hope you get and answer. If you still get no response I will say they are rejecting the offer, then ask if they would like to counter or whats their offer? If still no answer its time to move on to another property.
I have had this happen with a client of mine and the agent wouldn't contact us back no matter what we did... we moved on and found her a better place for less money, was easy negotiations process, and she was in her new place within 3 weeks of us placing the offer!

You would need to review the agreement that you signed. Most buyers agency agreements will stipulate that a commission is due. The easy part is finding a home though. A Realtor is there to help you through all of the other hurdles that you will face through the transaction. Most Sellers will agree to pay the Buyer's agents commission if asked, I would check into that before signing any other contracts.... more
