Unfortunately, the house is included in a Bankruptcy, so, in affect it's in legal limbo. The status of this residence may not be decided for several months or possibly years.
Ward 2 boundaries stretch from Geiger Grade in one direction to E. Plumb in the other. You cannot really determine if the property is in the flight pattern using just the Ward designation as this is only a political distinction. However, most of us can tell you if a property is located in the flight path by the street address.

Are you sure that you want to build? Resale sale prices are so low now, both in Nevada and California. You could buy a very nice existing home of you choice for far less than the cost of building one (probably 30-40 percent less). You could visit a new home subdivision in that area and see what they are selling for (price per square foot). Good luck.... more

Generally speaking, we can make appointments to see occupied properties with a 24 hour notice. Tenant occupied properties require 48 to 72 hours notice. Vacant properties can be viewed with minimum notice. Bank owned (foreclosure) properties are always vacant. Short sale properties may or may not be vacant and the same is true for properties not selling short.
Whenever you decide to purchase, the timelines for tradtional sales, short sales and foreclosures all vary. You need to determine your timeframe for a purchase so that you are not trying to fill an immediate need with a property that may take months and months to purchase.

Related to Incline Village, I actually ran average cost per square foot for newer construction (2000-2007) and came up with $659 per SF. This is due to custom nature of many new homes, engineering for snow loads, permitting/TRPA, etc. Many larger homes I consider best buys would cost $500 per sf- just to show you how much the cost can vary by area, even so close geographically!
