Being a former realtor I would suggest you not choose by the brokerage as much and more by the agent. There is a definite difference between having a go-getter vs. a fly-by -the- seat- of- their-pants type. Offer to have an open house and call or fax the local agencies to let them know you are considering putting your home on the market. Provide refreshments and a sign in sheet. Have yourself and a few trusted family members or friends talk to potential canidates and give a tour of the home while someone else will play hostess who can pass out a question form. Also remember to balance the tendency to go with the one's that have been the top agents with the rookies. Sometimes a rookie go getter with the desire to prove themselves and alot more time to give you their sole attention may be better than the one who has a network of friends putting lisings in their lap and too many bookings to be there for you. Remember you are hiring a contract employee who needs to serve you best. Therefore 2 or 3 callbacks should weed out the undriven ones. The open house will also advertise your property to multople agents that cn bring buyers to your door after it is listed with your selling soul-mate.
