Are you having problems with the plasterboard, or are you simply curious? Asking a professional plasterboard company would probably be your most accurate option. If you need repair work or replacements done, then they could handle that as well. If you're worried about the quality, then you should check now before it corrodes.

We are renting a home 1/4 mile from the Waxhaw treatment plant. Still smells, air never smells clean, my daughter has developed asthma since we moved into home, my yard is covered in huge mushrooms all year long, green mold covers part of my lawn, and we have sore throats all the time. I am very glad we did not buy this house. Also, the county owns slot of the land surrounding the plant so they can expand if needed.... more
Sun Valley Elementary is a relatively new school. So far it has excellent ratings. Both of my children attend there, and we have been very happy. With recent rezoning in Union County, new students have been added from the Weddington area which is an outstanding community as well, so the school should only continue to improve. A bonus to the Selling Agent is always good but the average days on market would be about 90 days. This can be higher or lower dependent upon pricing. Did you do a CMA on the house? Are you in the area of redistricting for schools? Your agent should get you feedback on all showings so you have an understanding of what the Buyers are saying. Sometimes it needs a little more curb appeal or something around the house to make it show better? Your agent should be able to give you some good pointers.... more
Sometimes it is better for the agent to be there and sometimes it is not. If there are things about the property that are not easily seen...issues with neighborhoods surrounding it, lot questions, something that needs to be explained - it may be better for the listing agent to be there when it is shown. However, sometimes, it is better for the Selling Agent to be the only one there so they can honestly walk through and talk openly about what is right and what is wrong about the house for that client. The Selling Agent is a problem solver and should be able to answer objections of their buyers without your agent chiming in. I hope that helps.
With regards to what your agent could be doing, there are open houses, mail outs, social media...lots of ways to get the word out that your house is available. Ask them what they are doing and if you have ideas of other things they can do - ask them about it. if they haven't thought about it - they may be happy to do it. If they have a reason for not doing something - it would be good for you to understand it.

You should sepake to a mortgage lender. Here's what I can tell you: You will be unable to count the rent you receive on your home for the first two years. Mortgage Lenders require a minimum of two years of documented experience as a landlord before rental income can be counted. If you have enough equity in your home you could possibly get a Home Equity Line of Credit so that you could use this for your down payment, however what you need to realize and it's why I started off suggesting speaking to a mortgage lender is that your current income will need to be sufficient to carry both your existing mortgage, the home equity loan you want to use for the down payment on the new house and the new house loan. If you can't handle all three loans while still remaining under the maximum debt to income lending requirements then the answer is, "No you will not be able to do this."
