If foreclosure notice has been filed then it is a matter of public record. If someone is near missing a payment but no notice has been filed then I don't know of any source that will tell you this except advertising on the net or newspaper your desire. Either way it does not mean that you will receive a lower rent payment. Most rentals here are not cash flows for the owner unless they put more than 30% down,
paid cash or have owned a long time. It can be a risky proposition for you to embark on this and you
will have to make sure that the rent you give will be paid to the underlying lender or the home may still
to into foreclosure. I don't know what dollar amount you are looking spend but Tumwater does not
command the rents that the Seattle area does. I would check either with an agent in that area or look in the paper online to see what rents are and if they match your desired outlay.
Zillow has no bearing on what you should offer. In various markets they are within 10% only around 1/3 of the time. Working with builders is interesting and requires different strategies to be successful. First, do you have your own agent? If not, get one. The very nice and friendly agents on site work for the builder and by contract have to put the builder’s interest first.
If you don't have an agent, interview a few and make sure you have one with successful experience dealing with new construction. I have various strategies that work well, meeting both their interests and of course getting something extra out of the deal for my client.
If you have been using the builders agents, and they have a registration policy that will not allow you to bring in your own, call me and we can discuss some useful approaches. Best of luck with your purchase.... more
You can check out the local newspaper classifieds for rental homes, see link below. Also, Craig's list, see second link below, will have local rentals posted daily. At the end of each ad there will be the location, so look for Tumwater.
