If you are a US Citizen, I don't see why that would be a problem. One of my clients who is a resident alien was able to get a mortgage.

That's a bummer on HARP. The good news is that Beneficial is pretty flexible with modifying their notes. Call them, explain your situation to them and tell them that you want to get her off the mortgage using qualified assumption. You'll have to provide your credit and financials and essentially re-qualify for the loan that you already have but I'd be surprised if they didn't do it. It would likely cost a heck of a lot less than a refinance too.

Well that depends...are you asking for any lot? Do you have a particular site in mind? Would you be interested in Seller/owner financing, there are a few in Truckee where sellers are willing to finance with certain terms. It seems that US Bank is one of the only banks out there willing to lend on land (with the 5 yr term ).
