The short answer is (3) years after the Trustee's Sale Date not the bankrucpty discharge date. Most lenders get that wrong. Unless your client is a Veteran, VA allows a borrower to purchase another home 24 months after the Trustee Sale.

Rent to own is almost as elusive as Bigfoot and twice as dangerous.
It is likely that if you can't buy now that no credible person will do a "rent to own" that is going to be on the up and up. This process is one of the most litigious (law suits) real estate suites in the state. One party or the other scrams foul in a high number of cases.

You can put anyone in the contract, either buyer or seller, to pay for foundation repairs. If you want the other party to pay for it, either ask for a repair credit, or include it as a special provision of the contract.

Where do you like to vacation? I lived in Hawaii before relocating to Kansas City so I still keep up with the market there. Right now, condos in Honolulu are selling at good discounts. If you get one in Waikiki, it is easy to rent out. You'll need to check to see which ones can be rented nightly, weekly, monthly or long term. If it were me, I would select a nightly or weekly rental. Also, getting one that is managed and in a rental pool relieves you of the stress of finding occupants and maintaining the property.
