Crop farmland in and around the Trafalgar area is selling in the 3-6K per acre. It goes up exponetially if there are any utility improvements, potential sub-dividing or commercial possibility. Not much if any cropland has sold in the last 2 years.
This is a lot different than what it may be listed for. I know of a 45 acre piece that is on the market for $20K/acre, but are trying to sell it for commercial and it has been on the market for at least 3 years.... more
