Tobin Hills is east of McCullough, West of 37, south of Ashby, North of downtown beltway. Its across from Monte Vista, and of similar vintage, but not as far along in upgrading the neighborhood.Some houses are generating very high sales pricees, some are still in the -unrestored' state, and are substantially less expensive. There is a thriving art district, and First Friday events happen in that area. The Pearl had been redeveloped, so the Broadway area, slightly east of 35, is undergoing substantial upgrade, and its just barely west of the Tobin Hill District. This may well have impact on future values in Tobin Hills. It certainly has made a huge change in the Mahncke Park area.

Like a lot of the historical areas in San Antonio... there has been a movement to pick up some of those old homes and restore them and put them on the market... So, there are a lot of really nice homes with that old school charm that are now bringing up the entire area... if this trend continues, that area will become more and more desireable as we go along...
I will say this though... you will want to get out of the rental market as soon as you can... it's simply the best time to buy a home we may ever see in our lifetimes, and rent is always a bad use of good money.. Just my 2 cents.... more
