We've lived here since April. At first I couldn't sleep, but I don't' hear it anymore. It doesn't run very often but there usually is one around midnight and sometimes at 2 am. I wear silicone earplugs and that does the trick. Our unit is at the back, so maybe 50-100 feet from the train. If they are going very fast, it might shake the house, but I don't feel that anymore either. It only runs rarely during the day, and for a few minutes it might be loud. Other than the rare train, the neighborhood is pretty quiet (except for the construction of new homes, at the moment!)... more
It is difficult to determine based on the information you have given. That said, I assume that the buyer / buyers agent / contractor got permission to enter the property from either the seller / sellers agent.
If not then they could be considered to be trespassing.
Would it be grounds to not perform under your contract, I would ask my legal counsel.

Take any and all feedback to heart that you have gotten from the showings over the 6 month period and make changes accordingly. If there haven't been any showings then it is time to take a look at the price on the home as well as how the home has been marketed.... more

There will not be any kind of blanket "exception" for Jill's Way. Basically, it will be up to the individual school whether they want to allow it or not. Most are pretty good, especially if your child has been going there and has a friend base already.
School districts generally set their own policies for intradistrict transfers (from one school in the district to another) and interdistrict transfers (to a school outside the district). Preferences are often given to children whose child care provider is near a particular school, or whose parents work in the city where the school is located. Most school districts have an appeals process if your request is denied. Home owners do not often recognize the choice they make when they choose a top producer over the single operator agent who limits the number of clients they take at any one time. There is a very finite number of people that can be helped based on the avaialble time.
Before you throw anyone under the bus, you really, really need to have a meet up with your agent. It time to have that conversation about your expectations. Your agent will then be able to share with you what is really taking place. Most of the real selling acitivity occurs where you can not see it. What you can see. (open house) is mostly irrelevant in getting your home sold. This is not intended to deminish your concern but to place it in the correct perspective to your goal...GETTING YOUR HOME SOLD!.
You may discover that the real selling action will far exceed your expectation and your agent will be able, based on what you truly can not see, advise how to better exploit your homes features now that data is in place to analyze.
Finally, you should feel perfectly comfortable changing agents after you have had your meet up.

I think the bigger question is do yo you want the lifestyle of an over 55 adult community. I think deals are had to be both in regular condominiums and over 55 condominiums. I think the decision to buy in an over 55 community should not be soley based on money.... more
