Since this place is located on a hill, it is one of the first places in SF to get windy. If you don't have a car and don't like walking up very steep hills, don't live here. You've gotten some good input from the others below. However, there are a lot of great neighborhoods in the city and you may want to look at some others depending upon your lifestyle and work requirements. If you don't know the city well and are thinking about buying, I think it's a good idea to rent first to make sure this is the area you really want to live, then explore while renting to see if any other area(s) fits your life better.

Both the Seller and the Buyer must sign the forms necessary to have your wishes respect and the sale price not show up in the MLS. If only l side signs, the forms are null and the price goes in. The Title Co you are using must receive these forms as they are the ones who do the Recording at City Hall.
It is shocking your Agent is upset. Her side of the sale will show up as representing the Buyer - but it will show the listing price. No big deal.
