A local Real Estate agent can help you with that, but there are not many land contracts out there. In order for a seller to be able to do a land contract the home has to be paid off, which isn't common. Unless you have a long time home owner, and in that case, they most likely just want to get their cash out and be done with the home.
I would talk to some mortgage lenders and see what if anything is preventing you from buying, they can help you get your credit/financial situation in order and let you know what you need to do to get in a buying position.... more

If a home on Trulia says "This home has completed the foreclosure process...." It means the sheriffs sale has taken place but the homeowner still has a minimum of a 6 month redemption period before the bank takes it back. There will usually not be photos, address and listing info available for these properties. If a home has gone beyond the redemption period and is bank owned it's up to the listing agent to get photos and details which alot of them don't.

Yes they will, unless there are multiple offers which in this market is common place & then it is highest and best. Short sales commonly accept lower offers in this market as well and sometimes have multiple offers. The owner will look at the offers and should only accept one offer which is forwarded to the bank for further consideration. Best Regards.... more
