Stagecoach is in zip code 89429, also the same as Silver Springs but closer to freeway so once the Tesla Gigafactory is installed my prediction is 15+ years for property to budge in value of 2X what they are going for now. I'm basing my estimates on development histories for various economic centers that exist within 50+ mile radius of prime economic centers such as those in neighboring California and as far away as Florida and Chicago.... more
There are standards of construction that many use to define Manufactured vs Modular. Manufactured actually describes them all but more specifically, modular refers to a dwelling that was not site built but moved from its place of construction to it final location and placed on a foundation.
The standard of construction is what you want to be specific about. Homes that were built to the UBC Code ... that is Unified Building code ... are basically the same quality as site built homes and tend to be considered the best. They have the same construction standard as homes constructed on site.
Newer manufactured home are vastly different from the older trailers that proceeded them. Whether manufactured or modular, newer home today are both fine places to live!

There is financing available for mobile/manufactured homes, with (fee simple) or without (land lease) the land being a part of the property being financed.
When there isn't land as part of the property being financed, it is called a "chattel" loan and interest rates are generally about 3-4% higher than if you were to have land as part of the property. These homes are on what is called a "land lease" since you are leasing the land from another individual or company, separate from the mobile home itself. These are most common in mobile home parks, but it is not exclusive to those parks.
When there is land as part of the property being financed, the home was built on or after June 15, 1976, and it's permanently affixed to the foundation, then it is eligible for FHA, VA, USDA and even Fannie Mae & Freddie Mac (conforming) financing. However the sources for manufactured home lending has majorly dried up over the past few years, but it is still available. Special item to note: with USDA financing the manufactured home has to be brand new/never been lived in, and needs to be built by a USDA approved manufactured home builder/dealer (the USDA office in your area will have a list).
