This property is, I believe, served by Machias elementary, Centennial Middle School and Snohomish High School. The Snohomish School District is highly regarded in many ways. You have some great answers already that I could repeat, but no need. given all that, the best time to put your home on the market, is when you are ready to have the showings & make a move.
The bigger decision that you have to make is whom to list it with. It is all about marketing your home to as many people as you can, especially online. The more people that see your house online, the more people that will come to see it in person. The more people that come & see your house, the faster you will sell it & the more you will sell it for. What I would recommend you do is interview all the agents that responded to your question here & just ask us why you should list with us, & not another agent. Then let one of us get to work for you & get your house sold.

I get asked this question a lot by seller/buyers. Usually in the form of inquiring about a bridge loan. The answer is someone where between what you can and what you want to do. Some people are able to afford to own more than one house, most cannot. Can you afford to make the down payment needed on the new home without selling the one you already own? Can you afford the new mortgage payment with the existing one? Maintenance upkeep, etc?... more
Without knowing the specifics of your situation, I can tell you that I see sump pumps ALL THE TIME and they are quite common around Seattle! Buyers always ask about them, but they do not interfere with sales most of the time.
The bigger question would be did you get an inspection and what did the inspector say? What is causing the water? Sometimes changing up the landscaping or putting in french drains can help. I would just make very sure that you know the cause of the water and how to improve that situation before it hits the crawl space.... more
