Yes, the investors are coming back in an offering cash in the Phoenix metro. Homes sales and prices were up in June. As in your case, mutiple bids are coming in. The seller often will take a lower price on a cash offer over a financed offer. They close faster and are less likely to fall through with bank appraisal issues and approval issues.
Keep trying, you will get one.

As long as the Fed is backing everything the Banks do we are helpless to work against them. They violate every State's Laws with their addendums, they dictate how and when the buyer can use a home they want to purchase, they dicate everything from lending rates to how the foreclosures are sold. They stall and stall on the Short Sales or Loan Mods because they would rather foreclose and get more money from the Fed because they are the "poor" banks and they are losing so much money.
Just heard that Barney has decided that the lending underwriting guidelines may be too strict and they are hurting the housing recovery. DUH.......look in the mirror my friend, you put those guidelines in place and everything you have tried to "fix" you have made worse. It is a sad day we live in and it is a tough industry we work in because the obstacles that are put in our way are often too big to overcome.... more
It is common for 2-4 homes to share a well. Originally it was very expensive to dig a well so neighbors would get together to share the expense and resulting water.
Jennifer, How long ago did you build the house? You might want to have an appraisal done to determine what the home would bring in today's marketplace. Homes are selling if they are priced competatively, but if you are looking to buck the market trends you will be frustrated with the results you will get.... more

my husband and the company that he works for was robbed of all of their construction tools, we live paycheck to paycheck and it was very expensive trying to replace all of the tools just so that he can work. the criminals even used my husbands wheelbarrow to transport all of the tools to their getaway vehicle. They drained the diesel out of the generator but left the generator and even had to gall to fold up all of the tarps and place them in the wheelbarrow. we have lived and worked in payson for 18 years and not once had any thing stolen, one week in showlow and boom, robbed.... more
