Oakland is good if you are planning to cater to college students, mostly undergrads in this area. Shadyside and Squirrel Hill are desirable areas for graduate students and professionals but as Blair mentioned the prices can be higher. Those are the walkable neighborhoods. However several other neighborhoods are easily accessible on bike or bus. Those include East Liberty, Lawrenceville, Friendship, Bloomfield to the north of CMU and the Southside and Greenfield to the south of the campus. I would agree with Blair. I would say that It really depends on what you are looking for in the property as to what area would give you the best bang for your buck. There are plenty of short sale and foreclosure options in this area. I am not sure if that is something you would be interested in. Personally, I think Brighton Heights is a great neighborhood that is seeing quite a bit of activity. Morningside is great too! Of course there are always the Squirrel Hill, and Shadyside neighborhoods, but they are, as you know, the upper tier neiborhoods, so you will pay more. Look at estates, and REO properties on the buy side. You will get your best bang for the buck there. Lawrenceville, and Bloomfield are rocking right now too... If you can find something good. The first thing I would consider is the price. If you are getting a good deal or can update to increase value then it may be smart. Sq. Hill / Shadyside is an attractive neighborhood. You may want to expand your boundaries to include Greenfield / Point Breeze. They are both close to the Universities, BUT no where near as attractive as Sq. Hill / Shadyside. To reiterate my point some smart shopping mat enable to get a property below market valu which is the best situation.
I lived on Hobart Street while I was in college at Pitt. I loved it. Even in the worst weather everything is with walking distance. 2 Starbucks, 51C Cafe, The Squirell Cage (bar), great pizza, and other food. Gullifty's has out of this world dessert. If you can afford it Sq. Hill is a perfect neighborhood. I am not an Agent, I invest in properties and have a construction business. I would be more than glad to help you analyze any property for.
