The foreclosure process is a process that is governed by state and federal laws, followed by the policies of the lender involved.What could be true and correct in one area, may not be so in another. In addition, the foreclosure process is different based on the type of loan that is in place; for instance a note and deed of trust vs. an agreement for sale, or a mortgage.

Your dreams are very realistic and with a bit of commitment can come true! There are lots of options available to you. But first, in order to find the solution that will make you smile, we need to do a bit of educating... for instance, did you know that the City of Sedona, and both Yavapai and Coconino Counties have ordinances that prohibit periodic rental of residential property for stays of less than 30 days? In addition to the City and County ordinances, the neighborhood's deed restrictions may also play a part in your decision making process.
I've been helping folks with their real estate needs for the past thirty four years, and have yet to find a way to help folks make an informed decision on a specific property from their armchair at home. You simply have to plan another trip, and allow yourself several days to really understand Sedona. This will make it possible for you to obtain your dream as well as make a business decision that you can be proud of.
However, here are a few things you can and should do from your home right now. 1. Subscribe to our local newspaper called the Red Rock News. It is published twice weekly, and the articles that you will read about will tell you about the issues and the pulse of the community. The real estate industry has gotten away from advertising real estate in written publications. You can find everything you need to know about Sedona real estate by accessing Realtor.com and searching by city, type of property, and price range. ALL of the real estate companies that service the Sedona area post via the local multiple listing service the information on the properties that are currently for sale. Next you should start two lists; one that lists all the things that bring you joy, the second, all the things that take it away. If possible keep posting on those lists throughout the year. As the seasons change, your list will change. These lists will be very valuable in identifying the right property for you. There are web sites you should monitor; the Sedona Public Library (check out the Sedona Community plan and the Environmental Sensitive Land Ordinances), the City of Sedona, the Sedona Chamber of Commerce, the Sedona Art Center, the Creative Life Center’s website, and remember to check-out the religious institute of your choice. Also, if you have special hobbies or interests, you should get in touch with those groups here.

Having lived in Sedona since 1978, I can remember a time when my mother called from CA and asked “do you have any idea what the lead story in your local newspaper is this week?" At the time, our local newspaper, the Red Rock News had reported on its' front page a story about a person in town that was writing insufficient funds checks.
It is true. For years and years, most of us did not lock our houses, or our cars. I can also honestly say that even today, when I show homes for sale, I generally leave my purse in the car without locking it.
Unfortunately, there’s no longer(perhaps there never was) any such thing as a “safe” place to live in this earth. Be it natural catastrophes, or disturbed human beings, humans must always be on guard.
However, while crime is reported, acts of kindness are generally left unreported, under-reported, or overlooked. I’ll give you a few examples. On April 11th, the Red Rock News reported on their front page a story about the body of what was believed to be that of Rev. Jim Scwartz being found by “a volunteer Searcher”, and then the story went on to focus on Rev. Schwartz and his family. Other incidents have been more personal. I received a call from a neighbor lady who was walking her dog. She had noticed that water was seeping out the front door of a home I had on the market for sale, which was vacant. I thanked her for the call, and drove to the house to investigate. Sure enough! I accessed the home, and determined that a water pipe had come loose between the wall and the holding tank of a nearby toilet, sending water up into the air much like a water fountain. I have dined at Judy’s and absentmindedly forgotten my purse. Only to find that by the time I returned to the office, there was a phone message waiting for me, telling me where my purse could be found. Recently, I was concluding the negotiations on an offer to purchase when I received a call from my husband telling me that Carol needed my help. Her husband had left for a hike earlier in the day, and now, nearly dusk, he was still not back yet. Could I please pick her up and take her to the trailhead (they only had one car and Mike had it)? This I did. By the time we reached the trailhead, it was dark, and I wasn’t about to let Carol go search for Mike, so I called search and rescue for help. Within hours, twelve volunteers, fully trained in search and rescue operations were in full search mode, and they searched for Mike into the early hours of the morning of a very cold morning.
And, that’s why I love living here, in Sedona.

If we were working together, I would recommend that you find other solutions to whatever is motivating you to consider putting your lot on the market for sale at this time.
Generally speaking, offering a vacant piece of property for sale that is located in Sedona is simply a poor business decision at this time and one that, if at all possible, should be avoided.
There are only about 25 to 30 square miles of privately held real estate in the Sedona area (the incorporated and unincorporated land we call Sedona). Most of the privately held land is already built on. The remaining available choices become fewer and fewer each and every year. The longer one can hold on to an unbuilt upon parcel of land in Sedona, the more valuable it will become.
Now, weigh that information with the fact that the lending institutions have been putting their foreclosed properties on the market for sale at prices that are below replacement cost. In other words, one cannot purchase a vacant property and build a replacement structure for the prices these foreclosed homes are being offered for sale at. Therefore, a Buyer is not likely to want to purchase a building lot (and hopefully pay top market dollar for it) to build their dream home in today's market when they can buy something existing for less.
Without knowing you specific motivation for offering your property for sale at this time, I cannot offer other viable considerations that may be better solution for you. But, with 34 years of local experience in this business, I'm sure there are other options you should explore.

That's a good question. There is a 30 day minimum restriction in residential zoning not only in Sedona (regardless of County) but also in Yavapai County as a whole. You would have to find a property that was in use as a short-term vacation rental prior to the 30-day minimum rental restriction rule being put into place, and the owner would have had to apply for grandfathering based on that. I know of some such properties in the greater Sedona area, but haven't found any in the Chapel specifically.

I'd tell this client I won't work with them any more. If they are willing to switch from the other agent in your office to you, they are just as likely to switch from you to another agent. They've already demonstrated their fickleness, which they revealed AFTER you had invested time with them instead of giving you the facts up front.
Many, many buyers believe that the market is cheap and they should be buying quality properties for pennies on the dollar. When they can't find the deal they want, they blame their agent and jump to another one. I'd prefer to work with clients who can remain as loyal to me as I am to them.... more

I am sure as you are visiting Sedona you will hear of all the celebrities that lived or still live in Sedona. I know we have heard many over the years. Lucille Ball's old house, Nick Cage, Johnny Depp, Madonna, the list goes on. On one trip we had a women that was working in the Robert Shields Studio at the Y (which is now out of business) tell us that Nick Cage came in and was ordering his furniture for his home that was in escrow.
We later found out that he actually does love Sedona and often came to Sedona to vacation when he was married to Lisa Marie Presley. He wanted to have a home in Sedona and was even in escrow for a home in an exclusive area near the airport but we were told that at the last minute he dropped out of escrow. He wanted to own the airspace above his home and that can't be sold. I don't think he would have lived in Sedona full time anyway as Nick Cage is one of the Celebs that likes to collect homes as a hobby.
On the same trip we were told that the monster house by the chapel was Nick Cage's, Johhny Depp and then finally we were told it was the Dr. who invented the laser for Lasik eye surgery and he is from Romania. We've been told "Madonna lives over there", or "the green house you see on the side of the hill by Snoopy rock was Lucille Ball's house".
With so many conflicting stories, who knows what the truth is. But chances are if it is coming out of timeshare person's mouth, then there is a good chance it is not true.
A few old time celebs lived in Sedona full-time in recent past. Actor Donald O’Connor and actress Sean Young lived in Sedona until O’Connor died in 2003. He was 78 when he passed and is buried in Forest Lawn Cemetery in Hollywood. Ms. Young, who appeared in “Blade Runner” and “No Way Out,” moved back to LA Canifornia a few years ago.
There was also a dancer named Ann Miller that has a second home in Sedona but lived in Beverly Hills until her death in 2004. Now it is true that many celebs pass through the town. I have seen pictures on the wall of restaurants and hotels. In general, no. But, there are instances where communities close to Oak Creek have flooded. Take a look at the terrain in person. The terrain will tell you that Oak Creek is in a valley. Most homes/communities are high above the water line. Make sure if you are looking into Sedona that you find a good buyer's agent to answer your questions.... more

Builders will quote different prices per square foot depending on the quality of the finishes, the degree of diffulty in construction, and what they feel is a fair profit margin. Starting prices would begin in the $180 per sq. ft. The kitchen and bathrooms are the most expensive rooms in the house.
We built our home three years ago as owner-builders. My husband Dan and I have been in Sedona since 1976, selling real estate since 1978. From 1990 to 2002 we played an important part as members of a development team that build the 45 homes known as the Arroyo Seco neighborhood. This experience gave us the level of confidence we needed to build without falling into the pitfalls that other, less experienced individuals do.
Our home, with my husband supervising the construction and doing much of the labor himself, came in at $250 per sq. ft.
Unless you have special needs such as sensitivities, or physical challenges that require a custom home, in today's market, you would be much better off finding an existing residence.

Yes, I know this home quite well. I would be willing to do a flip video of it for you. Let me know if you would ikelike that and I can send it to you today. When you open the front door to the right is one of the bedroom down a hallway. If you go straight - you go into the big great room living room with the open kitchen. It is a small lot and you basically look out your back yard into someone else's driveway, garage and home and then on the right sidei of the property -is another home very close. There is really no privacy at all. Now, you could put up some trees as such. I haven't been in it in a while, however, from the last time I was in it - I remember it just required updating. Hi Zonule,
The majority of homes do not have pools in Sedona, but there are still a fair number of them. We had one built after we moved to Sedona and I absolutely LOVE it. We usually use it May through September and put in solar heat, which makes it a wonderful temperature at low cost. We also put in an automatic in-ground cleaning system that allows us to go on vacations without worrying about keeping it clean.
Though our summers are milder than Phoenix in the summer, we still have about 10 days of heat over 100 degrees in the summer months and a pool is a wonderful treat. For part time residents, of course, it isn't a good choice and can be a possible hindrance in resales. There is a community pool in W. Sedona and there are several recreation facilities that have large pools for members. Addtionally, there is always Oak Creek for a cooling dip if you don't want the expense or upkeep of a pool.... more
