It all depends on the purchase contract. If there are any wording that describes your question in the purchase contract then the price should reflect that.

we got an appraisal on out home it was $75,000 under Zilow? 2 years ago we had one done and it was $80,000 more How can this be? the comp'S were Bad?
I wouldn't worry much about zillow comps. They are all over the place!

A close friend of our family's (non-resident alien in the US) is offering to transfer the deed of his rental in WA state to me as a quick claim deed.
For your own safety and protection I recommend you hire a Real Estate Attorney as well as an accountant for the tax issues. Realtors are not experts in either fields.
