I can do a single lien at 80% LTV with 720 or better scores. The only other Bank nationally that i am aware of that may do that loan would be ING direct as they too are portfolio lender.

Of course! In most places and transactions it is the seller who pays the commission to the listing brokerage which then gets split between the listing agent and the buyer's agent. The buyer's agent gets a share of the commission for bringing a buyer to the table.
Some agents will ask you to sign a buyers agency agreement which could state that you will agree to compensate them in the rare situation that there is no commission split or if the seller is paying a lower than normal commission. It's up to you as the buyer to decide if working with an agent that asks this of you is right for you, but there are many (myself included) that do not use these agreements.
My time and service to buyers will never cost a buyer a penny because you have enough expenses to face when buying a home...good luck!... more
This is why it is important to have an agent to represent you! An agent has access to more information on the MLS than the public, and better experienced to analyze market data regarding comps of similar sales and current market value. Zillow is only a computer program that generates averages for neighborhood sales. It cannot analyze improvements or needed repairs into its estimates.... more

The monorail is wonderful if your destination is one of the two places it stops! Great for out of town friends to ride to Seattle center though, a fun experience.
Which construction? Apartments, or roads? Regarding apartments; is it just me, or do they all look the same? Regarding the roads; the city's elected leaders don't prioritize improved mobility in Seattle. Every major road project appears to be removing lanes of travel, resulting in more congestion. It seems like nobody is concerned about the increasing gridlock, and the impact that will have on business and our future quality of life. Sad, when a city's leaders lack a vision for the future....the future 50 years from now.... more

the general North end of Seattle has been evolving and changing over the past few years.
With the onset of the development of South Lake Union, the landscape of the area and its surroundings is growing and changing. And hence, the migration of residents into Westlake has increased as the area is becoming more walkable / live able.
I believe that the completion of the Mercer mess, will make the area more accessible and coveted in the next few years.

In Seattle you can enjoy an urban lifestyle and be close to outdoor activities. You can walk along the shore, sail, jog, fish, or just relax and watch the sunset. I specialize in older vintage homes (teens, 20s, and 30s) because they have tons of character. Often you'll find them with updated utilities and there is the potential to add energy efficiency upgrades including insulation. So you can get the modern touch with older character.
The one exception are houses built before 1910 as the quality of their foundations are often not so great. Otherwise they've generally stood the test of time.
Newer homes obviously have less wear and tear but often-times were constructed with low-quality materials. They also tend to settle a year or two after having been built.
High-quality green construction is starting to occur as in-fill in close-in Seattle. That creates the potential for a nice newer home. But you really need to research who the developer was to see if they are quality or not.
It boils down to what you prefer but generally speaking an older home that's been updated might be a better choice.
