All builders and lenders can offer no closing costs on any loan. That just means that you pay a little higher rate... from a quarter to three-eighths higher and they use the credits from the Lender to offset your costs. This is a horrible decision because you are paying "above market rates" for thirty years and it ends up costing you substantially.
Also, a builder that I have known for many years, said that anytime a buyer negotiates hard on prices, costs, etc before the home is built, is dealing with soft dollars. That means that if you successfully get the builder to reduce his price on a, yet to be built, home by $30,000, he can make it up by cutting corners and costs during the construction. Using cheaper trim package, cabinets, smaller floor joists, wall studs, roofing material, HVAC equipment, or any number of other "modifications" to keep his profits. Negotiating on an existing home in the builder's inventory is different....what you see is what you get.
There is also the problem that building a home takes time...mortgage rates are rising...and will likely be substantially higher in 6 months. Once again, your mortgage rate is based upon rates available today with the assumption that they will not change. In fact, they will change. They have gone from 3.25% on May 6th, to 4.75% on June 19th, just because of comments made by Bernanke. Currently, about 4.50% as of July 11th. Those are 30 day lock FannieMae rates for borrowers with 25% down and 740 credit scores for 30-yr fixed (APR 4.724%).
Volatile mortgage markets and builder price negotiation are all much more important considerations, than closing costs, which are nothing more than a function of rate. Good luck.... more

I just closed a deal where the seller sold the house to the buyers. Although there was a set close date, the buyer ended up delayed close (due to financing problem) for a week. The seller prorated the rent to the close of escrow date.
The problem I can see is even though your contract calls for close of escrow on a certain day, there is no guarantee that the house will close on that day, so the lender will need to collect the next months rent and then hopefully reimburse you if you close early..
I will have a agreement made with the owener to that effect (reimbursement if you bought the house prior to the lease term is ccompleted) and go from there.
It is not the best time of year to be trying to get a 6 month home rental. If someone did a 6 month lease with you that would put them at a bad time of the year to try to rent the property out again...February - March.
My suggestion is to let me negotiate a 6 month lease at an Apartment Complex. There are Apartments that have large family size apartments. Please let me know if I can help.... more
Normally when the sales price is being lowered it means a change to the contract and then everything is open for renegotiations. Many times builders use their contracts and there is no telling what is in it. So I would strongly suggest that you consult with a real estate attorney.
One good thing is you would be getting the property at a price lower than what you where willing to pay.

The current 2009 tax rate for Schertz/Cibolo is 2.2195% without any exemptions. Whereas the Bexar county tax rate will vary from one area to another. This can range from 1.97% to 3.08% depending on the specific area you are looking at.
The greatest benefit to Schertz/Cibolo is that unlike many outlying areas of San Antonio they are in little danger of being annexed as they have their own municipalities and city services. Other outlying areas can be annexed, meaning that while taxes might be lower now, they do have a greater potential to increase later on.... more
