If you are receiving MLS based listings, you must be working with a Realtor. Have your realtor include listing with price changes and status changes. The market is pretty hot so if you do not look at the emails your agent sends you right away, chances are they will go pending pretty quick.... more

The homes are nicely priced for the size homes. The area is a perfect spot because it is close to major highways, great schools, outdoor activities and art galleries. My biggest complaint with the area is that there is no nearby grocery store and I find that a little inconvenient but Sanford is a great place to live. I live in downtown Sanford and enjoy all the activities offered.
To address you question about bad areas; there are bad areas everywhere in the U.S. No town is free of drugs, crime and naughty over-indulged affluent/under supervised juveniles. Its the world we live in.
I am a former New York transplant and love this area and find Sanford a family friendly place to live.

I lived in downtown Sanford & felt perfectly safe. Call your local Police Dept.to get specifics on crime rates. Also, a lot of the sub divisions in Sanford have less of a crime rate than downtown. It's a beautiful area & i'm planning to relocate there again soon.... more

I'm not sure how you would define a rough area but I think most people would say Windsor Lake Townhomes is a nice community. My suggestion is to drive the area (if you're in this part of the state) and if you think it suits your taste that's what matters.
You can get a good buy in there these days and even the builder has inventory to sell as well as several short sales too. Please let me know if you'd like to check out the neighborhood and we'll be happy to show you around.

I think your question may already have been answered but just to summarize. The Seller has a legal agreement to pay the Realtor(s) commissions (Listing Agreement) and therefore the Lender allows commissions to be paid out of the sales proceeds. Likewise taxes and HOA fees are paid out of the proceeds to allow title to transfer cleanly to the Buyer. The Seller will get $0 from the sale (unless they are participating in the Government HAFA program, in which case they can get $3K moving assistance). All funds are disbursed at closing.

Hello Nicole,
It's the seller's responsibility to keep the property in the same condition as it was when you made the initial offer(unless otherwise agreed). Anything contrary, is a breech of contract on the sellers side.
It's very simple, have your Agent draft a letter to the seller with an explanation and request the items to be replaced. In my many years of practice, I have had stolen air conditioning units, appliances and copper plumbing stolen right from the under the home. I've experienced, roof leaks, floods, vandalism as well as squatters moving into properties that I'm in contract with. In every scenario, I have been successful at getting banks and standard sellers to comply with contracts by replacing missing items, repairing problems and removing squatters. I would not close escrow otherwise.
In the event the seller does not comply, I would weigh out the options, costs and the benefits of purchasing the property to decide whether or not to accept the home in it's "as is" condition or cancel the agreement in it's entirety.
In any case, if your Realtor elects to correct the problem his/herself, then he/she should pick up the tab. It sounds like he's not much of a negotiator nor an Agent that understands the contracts.

The price will vary from company to company and the services offered. Definitely get a few quotes. Research the company online for their record. Make sure you get everything in writing. I don't think the house next door will affect yours. Make sure you also get a repair bond if you are going through the trouble of tenting your home. There are different applications so make sure you are getting the correct one for your needs & compare apples to apples.

When you live in a community assigned to a cluster system for elementary schools, you will indicate your first, second and third choice of which school you want your child to attend. They will do their best to accommodate your requests, but you are not guaranteed your first choice. The only reason the school would change over time is if Seminole County changes the zoning boundaries.
This community is a great location with easy access to I4 and the Greenway (417) as well as shopping and schools. Several builders built in this community.
