Based on the information you have shared I recommend that you continue renting for a while longer. Most lenders require a 20% down payment so your Credit Union's 15% requirement is very good. However, you have only $7000 out of pocket which includes down payment and closing costs. A Lease to Own property would still have financial requirements plus the seller may ask you to assume responsibility for upkeep of the house including roof, A/C etc. Only a small percentage of your "rent" would go towards the purchase of the house. As much as you want to own at this time I do recommend that you hold off and in the meantime search for City, County, State or Federal financial incentive programs that may help you. Also connect with a Realtor now that will advise you of what is on the market so you can see what it out there and what you can get for your money. Also when you are ready to make the move be sure you have a good lender. Cassandra is correct. And another time that you would have several contracts in hand is during the offer stage of buying or selling. These are not binding however as they would not signed by both parties. So to answer your question a seller should not have more than one contract signed by both seller and buyer.

It may not have a HUGE impact but for buyers that are tight on margins, it could be a make or break of a deal. Or buyers that would rather spend their money elsewhere. I had a client walk away from a house they LOVED because it had a $2000/yr flood insurance cost in addition to regular insurance.
Not familiar with the market you are in, but if you are looking at a sizeable increase, I would bet that it will affect selling.

If your townhome is unique with the 2-1/2 baths and the competitive townhomes in your area only have one central bath then it would be something to consider. However if all of the other homes in your complex have the 2-1/2 bath layout then I would recommend that you do not reconfigure this. You may want to have a space planner see if they could take some room from your bedroom to enlarge your master bath. This would give you the more luxurious bath you seek which would also add value instead of taking value away with the change. If your bedroom is large enough a good space planner could make a suggestion with a very small investment on your part.... more
Foreclosure is a procedure that is taken by the bank when you do not pay your mortgage. It generally takes several months of default to go into a foreclosure situation. It is harmful to your credit for 7 years but many of my customers that were faced with the foreclosure prospect really didn't care about the next 7 years they were more concerned about "today."
Have you considered a Short Sale? This is a process where you put your house on the market and sell for a price below what you owe the bank. It still harms your credit but you have a little more control over the situation. Whichever you decide I highly recommend that you speak with an attorney that specializes in Foreclosure. You may also want to speak to a Bankruptcy attorney as well.
There may be more options available to you than the bank foreclosing on your property. Look into a short sale and depending on your financial problems also find out about bankruptcy. A bankruptcy attorney who helped another of my customers is Samantha Danner (?) on Kennedy Blvd in Tampa.... more

You are correct you need to wait 3yrs after a short sale and have a credit score above 640. Co-signers work when the borrower can show income but are just high on the ratios. The co-signer helps to bridge the gap. You need to speak to a good lender to get the best advice.
