Lots of folks have homes on the market for a while . They want to sell but feel the market will pick up in a year or two ( or ten ). So the decide to rent out the home for the time being. A lot of Sandy survivors have depleted the inventory. There is still some great houses for rent in the area.
A lot of rentals are not on MLS. MLS is what traditional brokers use to share inventory. Most websites will have access to the same listing. So looking on random websites can be frustrating.
The private landlords that have under six units usually is not on MLS and management companies are not impressed with agents that abandon them because the commission on sales is so much higher.
