If I were brand-new in the business and needed to get launched fast, I would use the 800 Home Hotline method taught by Tim & Julie Harris. Simply ask every agent in your office who has a listing if you can put an 800 Infoline sign rider on their listings.
If you use the proper scripts, you'll be able to both score some buyer contacts AND listing leads.

Hello Cory, There may be a set standard in many cases buy I negotiate what the maximum can be as not more than what is needed to close. I offer the CHF Access half percent down payment program which is a low amount and the client is not allowed to get any money back with this program so I have to negotiate to near 1% or less. This program can also contribute towards their closing costs as well.
The CHF Access program is only half percent down with a minimum 580 fico up to 417k and then requires a minimum 600 fico up to $729,750. I specialize in Under 640 Fico Score Loans and offer credit repair at no cost to raise fico scores to qualify. I work directly with the bureaus and takes only 3-4 days in most cases.
