That's a difficult question to answer. It depends on the subdivision and the builder. It kind of runs the gamut from almost $76 for a Gallery Custom in the Lakes of La Cima to more than $132 for a Highland in the Willow Ridge subdivision. Narrow down the subdivision and I can give you a more specific answer. If you are in the process of buying a new home, I hope you have Realtor representation and are not relying on information garnered here to make sure you are getting a good deal. Actual representation is your only safety net. The on site representative works for the builder and is only interested in his company's interest regardless of how he/she presents themselves to you. Realtor representation is free to you and you won't get a better deal without one no matter what the on site rep tells you.

Also go to the building department and ask questions there.
As to HOA's you would likely have to go an older neighborhood as most subdivisions built in the most recetn years have HOA's.

I would say a victim of the times. The property developer looks like they are out of Houston. The homes are custom so there was not one builder. Part of the problem in a neighborhood like lthis is that the HOA is not in effect yet, a reason to be cautious perhaps. Here is a link to a CMA for the homes in Ariana: http://ntreislistings.marketlinx.com/SearchDetail/Scripts/Cma/Custom/BuyerCma.asp - ttere is 1 for sale, 1 in the option period and 1 pending (2 others were withdrawn, also bank owned).
Actually all the homes are banked owned and probably in the current freeze on foreclosed properties.

Title 1 is part of the "No child left behind" federal progam. It means that the school receives money from the government. I believe the Prosper district is indeed a title 1 district. Prosper ISD is highly regarded.
I am a realtor and loan officer "one stop shopping for all your real estate needs" I this area fairly new construction and foreclosures with equity.
