Look on the house for a sticker that has the property servicer (the company that is contracted to check on the property on behalf of the bank) phone number on it. Then call them. They are sometimes willing to give you a key.
However, the bank will have re-keyed this house. That means 100+ other houses can be opened using the same key. Final word on the matter - change the locks asap!... more
Call DHS. They have monthly money available as well as low or no income housing. Do you have any income now? If none, you can try shelters that care for single parents with kids. This is pretty complicated and a little confusing. If the house was surrendered as part of the BK, have you already given up possession? The DIL being offered is slightly better than an outright foreclosure on your credit, but your credit is already pretty much destroyed by the BK and I assume delinquencies in payments.
The w-9 for debt forgiveness is standard and will be reported as income. However, check with your accountant. As part of the Mortgage relief act, there should be no tax consequences for the debt "income". It's a technicality.
What is more important is that Selene Finance agree to call the debt forgiven completely with NO ability to come back after you for the deficiency at a later date. Again, this should be part of the Oregon statute, but I'm not an attorney and can't give you legal advice.
As for "broom swept" condition, they mean they want the house clean, even if there are repairs that are required. They want no trash left, and they don't want all appliances removed, etc. I would double check that clause again - but if they have mountains of trash, furniture etc to remove, that will cost them, and I think that's what they are trying to avoid.

1. Get listed on the MLS so that agents can still see your property. There are services that can get you listed for a flat fee.
2. Offer a higher commission to buying agents than in a standard transaction. Now this may seem counter-intuitive since you are probably going FSBO to avoid the 6% Realtor fee, but it can really help in selling your home. Imagine you are selling your home for $200K and offering 3.5% to the buying agent. They take their clients to other homes at the same price that only offer the standard 3% (or even 2.5% or lower). If their client buys one of those homes they make $6K (or less) while they will make $7K on your home. That extra $1,000 is a surprising motivator and it is hidden from the buyer who they supposedly represent. Many agents will steer their buyers towards a property that pays them more vs. a comparable property. It's just sales psychology that allows you to use the buying agent to represent your interests instead of their client. And the bonus with an FSBO is that if you do manage to find a direct buyer with no agent, you can skip the commission altogether.
We have used this strategy effectively on several homes.

A lot of value will depend on the size of the garage, any extra features you add, and your location in Laurelhurst. If it's a run-of-the-mill garage, you'll get two separate values - a real estate value and an appraisal value. I would say that these are probably 15K and 10K, respectively, but it will depend on location, condition of home/garage, whether garage was permitted (always advised), etc. If it's a two-car garage, it's not quite double that. If you add an accessory dwelling unit (ADU) above the garage, then the value goes up a lot more and may not cost that much more to build.
Size and function matter, too. If you're going to build a garage, make sure it will work as a garage. I see a lot of older tuck-under garages in Laurelhurst. I also see a lot of split driveway/shared wall garages. Many of these don't function as garages with today's larger cars. For some, even a Mini-Cooper is hard to get in/out of the garage and even harder to extricate yourself from the car once it's in the garage.
For location, it will depend on the parking and traffic situation in your neighborhood. If you're on Burnside, you're probably going to want a garage (or at least a driveway that will accommodate several cars). If you're on a wide open street with tons of parking, this is less imperative. I wouldn't say that having a garage on a busy street will give you tons of monetary value, but it will help a home sell faster.... more
How much is your home worth? If it is worth several hundred thousand dollars, then spending $600 isn't much to enhance it.
Do the cracked tiles jump out at you?
Is everything else in your home pristine........how about in that bathroom?
If your home is pristine, I'd think you should follow through and make the bathroom look that way, too.

Trulia pulls the information off of the RMLS information submitted by the listing agent. In the body of the listing it is listed as a SFR, however somewhere in the input a box may have been checked incorrectly - agents are human and can make a mistake. It will most likely be pointed out and the the change made. Then within 24 hours Trulia will update and the property type will change on their site.... more
You just hit the nail on the head! This isnt your dream home but a good start. Here in Grants Pass area you could probably rebuid a one car garage for 10-12K so I would think you could do so there. You should still be ok with the house but your agent should be able to tell you more about this issue.... more
It is very difficult to get a home owner to allow you to do work on a place like this. Most people, at least in more urban communities, who own investment property are wary of allowing someone inside to do work that the homeowner will ultimately be responsible for. If you do find a situation you might be able to use your skill set to help negotiate your rent, but I would be very surprised if you find more than one property.... more
