You could rent your current home and buy a new one (if you are qualified and have enough income). Talk to a local mortgage broker who works with wholesale lenders. Before you list the house, there are certain things that you must do; first , check out comparables to determine the right price ,next make sure the house is "ready" to be shown to potential buyers,.You must also, have a plan for showing it and weeding thru interested buyers to ensure they are able to pay for it.

All agents are different in how they will treat these types of listings, the key note is that even 1 lost potential buyer is too much. If you have to question it you must have the same feeling that something may be wrong with it. In life you get what you pay for. hiring a listing agent is more than just paying for a listing in MLS. Most agents who specilaize in listing homes will tell you that the commission paid is more than covered in the higher sales price and quicker time to get a property sold. You often hear about saving pennies to throw away dollars??? You would be missing out on the guidance and assistance of that listing agent through each step of the selling process. Pricing your home right, marketing it not just placing a listing in MLS and hope an agenty brings soemone by, negotiating both a sales price and the best terms for you, taking care of disclosures, state forms and federal forms, assisting in home inspections, the appraisal, keeping an eye on the buyers financing and closing the deal.
