Are you referring to an "active" for sale listing? or a rental? If it's for sale, I would contact your REALTOR. Or are you referring to the public records listing for your property? I find many people on here complaining about their public records info, and want to change it. But my question for you is WHY? If it's not for sale or rent then why would you want the public to see how fabulous your home is? Most people want the photos removed for security and privacy reasons.
But if you must...you can "claim" the listing as the home owner, and make changes that way.... more
Checking the local association figures for Meridian Ranch, the average price of a home sold between 12/1/2012 and 6/1/2013 was $279,071 while the average price between 6/2/2013 and 12/31/2013 was $297,178 -- a substantial increase! Growth is planned and expected. Home builders are having a great time in this community -- a great investment area!... more
FYI - Price per SF is NOT a good way to look at homes' values. This is primarily used for new construction purposes. Think about it, it's just about math and has zero to do with actual value.
Let's say Home A has 2,000 SF and is listed for $200K. ($100 / SF). Let's say Home B has 2500 SF and is listed for $235K ($94 / SF). Which is the better deal? Who knows??? Home B might seem like a better value, but what if Home A has nicer finishes? Includes a new roof, new furnace & AC?? What if Home B is in a bad neighborhood, with bad schools, and is next to a dump??
This is why you need a Realtor working for you as a Buyer's Agent who can do a CMA for you. He/she will look at comparable homes that have sold in a given area, and compare SF, bedrooms/bathrooms, lot size, upgrades, etc.... more
This could definitely affect the value of the home that you are being taxed on, so getting the county assessor's records fixed could very possibly reduce your tax bill. Here is information from their website on how to proceed:
I am sorry, but it is a typical government process that seems to discourage civilian involvement with lengthy instructions and an involved process. I do wish you the best of luck though. And if you ever have a real estate question, feel free to call/text: 719-232-4059.
You won't know if you don't try. Put it on the market and see if you get any interest. If you don't get your price, there's nothing lost, try again next year. Our company sells to more then 60 percent of out of state buyers. You will want to make sure you're marketing to these out of state buyers. Marketing exposure is everything, just make sure you've got a Realtor who covers all marketing available. We put our listings on Comcast chanel 888, which is getting a lot of interest from local buyers.
