You still need to consider adequate preparation, price and promotion, regardless of the type of property. I also live in a 100+ year old house. I personally think there are a group of buyers that won't even consider an older home--nothing you can do about that. If the house has been updated/modernized it is less of an issue. Unfortunately there is no way round except to clean everything out of the house and then inventory all the work that needs done.
There is no easy way for these types of properties...

Hi Super LisaDog! Thanks for the Trulia question! You can find that there are many companies in the York area that offer a variable amount of commission rates! You can even get a company to do 3% if you search! As a Realtor of 19 years, I do have to chuckle at times when sellers get so focused on the commission rate. Trying to save 1% or 2% off the commission could potentially result in you losing more than 10% off the overall picture! I have found that it is better to interview agents based on their services they offer vs. their commission rate. I am a Realtor that has successfully brought sellers 18% more for their home than the other Realtors and that had made my sellers quite happy that they didn't select an agent based on sole commission rate! With that said, take a shot at interviewing Realtors at all different commission splits and see who may be the best one for you to get your home sold FOR THE MOST AMOUNT! It really varies, but I would say the AVERAGE is about 45 days. As a seller though, you have options. You could say that settlement of your home is contingent upon you finding suitable housing. Or you could line up temporary housing. You could also request an extended settlement on your 1st home, such as 60 or 90 days if needed. If comparable homes have been on the market for months, your best bet would be to price below market value, maybe even provide partial seller financing as an incentive; or work with a broker who specializes in short sales and foreclosures, Those types of brokers have clients who look for a great deal, and would be your best bet in selling the property fast.
The only other option is if you can show proof to your bank of the fact that you cannot afford to keep your mortgage, and would like to place the property for short sale. The bank will only allow this if you can show proof that you cannot financially sustain the mortgage, and it will hurt your credit.
Best thing to do if you are not in a rush is to list it on the market, priced just below the lowest priced comp.... more
