I live in a community called East Verde Estates, about 3.7 miles outside of Payson, AZ. There is a home listed for 299.000 (appx) that is located directly on the East Verde River. The gentleman who owns it is going through a divorce (according to the gossip) and is needing to sell. Don't know if this may be of iinterest to you. Not too many Banks are offering lot loans these days. However, we just did a lot/construction/permanent loan package with National Bank. Yes, in this partiuclar case, the lot value was counted in on the down payment.
It is best that you speak with a Mortgage Lender so you will get the current requirements & interest rates of today's loans. They seem to change their rules everyday. If you need some names and numbers, I would be glad to suppy them to you. Just let me know.

It depends on what the Bank Addendum says. Contact your Real Estate Agent and review the contract from the bank carefully. Some do have out clauses for the Bank but not all.

Experience in a down-market is a big factor. So in your search, asking what their experience is, and listening with your instincts and feelings will tell you a lot about the agent. It's not important what company they are affiliated with, or how many they have sold. What is important is- how satisfied their previous sellers were with the service, how good a negotiator they are, and how they price and market your home. Ask these questions, and if they provide you with some references and answers you are confortable with, your search may be ended. It doesn't have to be a complicated process. The main thing is to work with someone that you like and who is competent, has integrity, and most importantly- gets your home sold in the time frame you want and need with as little hassel to you as possible.

Insurance has always been fairly reasonable here in Northern Arizona. There have been times when the Insurance companies have put a freeze on any new policies. Usually this happens when there is a major wildfire in progress within the state and only on a few occasions.
As far as the cost goes, you can contact your existing provider and let them know the details of the home you intend to purchase or ask one of us for a provider that could help you. Some factors would include replacement cost, contents, liability and the values you put on each of those.
There are many great Agents in the area that can help you and answer those questions specifically when you know which home you intend to purchase.

That's a great question, Angie.
In Arizona, when real estate is transferred to a new owner through a purchase, that owner is obligated to disclose any known material defects in the property to you, the new buyer. The 'SPDS' form you mention is the set of documents that the AAR (Arizona Association of Realtors) has designed for sellers to use for just this purpose.
Well, in the banks' case, they've never occupied the home, therefore they know nothing of it's history up to the point of foreclosure. So, given that fact, they cannot and will not provide ANY disclosures to you, the buyer. It's up to you to investigate ANY and ALL material matters during your 10-day inspection period.
This also applies to any insurance claims that may have been made on the property. Typically, in a regular transaction with a regular seller (not a bank), the seller can order what's called a 'CLUE' (Comprehensive Loss) report from his/her insurance company. This report will state any and all claims made by the owner during the period they owned the home. This is another way for the owner to disclose any know material defects to you, the buyer, to help you determine if you really want to move forward with the purchase.
Again, in the cse of a foreclosure, this report is NOT available to the bank, therfore they will not provide it.
It is highly recommended that if you decide to purchase a bank-owned foreclosure, to have a home inspection and to thoroughly investigate the property during your inspection period and make sure you are very comfortable with it prior to acepting it 'AS-IS', which is essentially what you are doing.
