Those HOA fees are monthly at Venture Out and also include guarded gate & security. You also have 2 boat docks and launching area, a pond, picnic areas with tables, multiple visitor's laundry, bathrooms & shower cabins throughout the complex. The walk to the end of St. Andrew's Park is wonderful, with snorkeling adventures on the east side of the channel, both north and south of the peninsula. Swim with the dolphins...... more
I would never recommend buying a property in a place you have not been to before and didn’t have a good feel for. This should give you general info about Panama City Beach. http://www.visitpanamacitybeach.com/about/... more
I don’t know who else feels this will happen, but it isn’t very unlikely. Prices are up significantly since this question was asked in 2012. Even today 1/3 of the buyers of condos in Panama City Beach are cash buyers. They are more qualified buyers because loan qualification standards have been raised.
We will not have any more supply being added to the market until prices get back to roughly 450 a square foot. That is not to say we will be rushing back to 450 a square foot pricing any time soon. Pricing is up roughly 14% from 2012 and sales volume has not fallen off. Even when we do reach that point it is very unlikely you will see pricing fall off. It is much more likely to hold or continue to increase at a slower pace. Here are detailed graphs of sale pricing history and volume.
This question was originally posted in 2007, so Gina was correct. Prices were falling. Here is a complete sales history showing the average sales price of 1 and 2 bedroom condos in Panama City Beach. http://www.panamabeachrealty.com/2013-year-in-review.html Different condominium buildings and floor plans will bottom at different times, but generally the market bottomed in 2011.... more
Most condos in Panama City Beach are on rental programs. The listing agent should be able to provide you with a rental statement from the prior year. This is the best way to see the real numbers that this particular condo has brought in. It is far too common for someone to quote a rental number, but when a rental statement is finally produced, the numbers to not meet the prior verbal quote.... more
The listing agent has advertised the fees to be $544 per month and there is also a one time new buyer fee for this unit which is $978. All fees should be verified prior to purchase and that is where working with a buyer's representative like myself come s in handy. I look out for your rights and stand with you in your corner to make sure you know what you are buying and make all full disclosures prior to a purchase. If you are interested in working with an Accredited Buyer's Representative, this is my specialty.

There are two units available at Peachtree Place where this unit is located. One is listed for $114,900 and the other is listed for $139,000. Building D does have elevators and one is on the second floor and the other is on the third floor. The buildings are well maintained and will offer views of the community pool from the large front porch areas. Through the windows in the back you will only have a view of a parking garage and parking lot from a nearby complex called Splash. It is a very short walk to the beach and I find that there is a lot of value with friendly people in this complex. If I can be of further assistance, please feel free to contact me directly. I work as a Buyer's Representative and would love to assist you.

Barb, This property is currently located in a USDA Rural Housing Eligible area. If you decide to move forward on this house, the USDA loan can save you money vs. the FHA Loan and it offers 100% financing with no down payment required. You do have to meet some income qualifications and other requirements however.

Hey Stana the HOA dues there are 1364/qtr. For that kinda of money though you can get something in a lot nicer newer condo complex with a lot more amentities. This condo was built in 1986 and as you can see the salt air and weather does damages to these buildings. the older the complex the more in assesments your will have each year over your HOA fees. If you'd like I can show you some comparable units in this range that are much better investments. firstname.lastname@example.org Joel... more
