Communication is something that should be covered in the very beginning of listing a home, since we all don't communicate on the same page. That's a really great idea. I've thought of that in the past. In today's society and school system, so much is dedicated to complicated math, history and science. While VERY important, very little education is given on actual life situations. Finances are HUGE. Every high school and college student should have to at least be able to understand credit ratings, mortgages, car loans and basic life financial issues.
It's funny how two of the most important aspects of our lives, parenting and finances are hardly discussed or taught. I work with young home buyers all the time that don't know the basics of the home buying/mortgage process. It's so very important!... more

That should be discussed with the owners in the beginning. If they feel comfortable with only one party receiving the call then that's great. Its all preference.

It's not a scam but it is a limited services company and that's why you paid 995 to get into the mls. They normally do not deal with the day to day things that go on in real estate and is why you have not heard back from them. If you read your agreement with them I'm sure somewhere it states something like that any issues or problems are not part of what they deal with...they souly provide mls exposure and for the most part is all they do. They only request copies of any purchase contracts for their files once the deal closes. The other side of it is they charge you 995 and you have to sign up to pay a co broke 2 or 3 percent commission on the sale of the home....alot of them say you have to pay 3 percent, list it as 2 and take another 1 percent for themselfs....

Legally you have no commitment to the Realtor without you signing that listing agreement. Yes a case could be made about the verbal agreement but clearly the Realtor was not the "procuring cause" of the buyer coming to you. But since you are looking for advice on doing the right ethical thing, I think you should talk to the Realtor and work out a deal for providing services. Since the Realtor does not have to spend money on marketing and time on showing the property it does cut the costs and so is likely to give you deal on handling the transaction.
There are a lot of pitfalls between here and closing and that Realtor can be extremely helpful in keeping the deal together. It will be well worth the money.... more

The title or escrow company should be able to disburse the funds anyway you instruct them to, especially if all of you are stated as equal trustees of the estate. If your sister is the executrix of the estate, then she will get the funds and disburse.... more
Nothing wrong with an agent purchasing your home. I would definitely get an attorney involved though, just to make sure your rights are protected and the paperwork and deed, etc. are done correctly.... more
