Fencing is an item that should be addressed through most ARC within HOAs. Most just want a plan of what you anticipate doing. When purchasing, It is important to consider and review HOA docs. Several area Pagosa HOAs allow a split rail fence with chicken wiring to keep pets within. When it comes to gardening, we have many deer and other wildlife in Pagosa! When I moved here from Boulder, I planted a bunch of herbs and flowers. Only to find the next morning the deer had a wonderful buffet! There was nothing left!. There are 2 internet options: Centurylink and Skywerx in Pagosa Springs. I have Centurytel at home and Skywerx at the office. Both are fine. We are only a 3G network in Pagosa at this time.... more
Simple answer, YES, depending on your desired wind or solar construction. You should contact the HOA and the ARC within the HOA to follow any guidelines and approval needed BEFORE construction in the subdivision or area you are considering. Some HOAs are more particular than others, especially those properties within Pagosa Lakes area. Those properties within the Aspen Springs area are much more open, with almost no restrictions.

Doc Adams is located in the furthest section of Aspen Springs and toward Ute lands. The shape of the road varies, mainly upon what you are driving! It is a dirt/gravel road, like many roads in Pagosa Springs. That section can be snowy in winter, muddy in spring and early fall. The views however are amazing! Unlike most areas in Pagosa, Aspen Springs has no building restrictions and many like that aspect.... more
Greeting from sunny Pagosa Springs! Depending on which property and the area in Pagosa will determine whether or not there is water to the property. For the most part, properties within town are part of the city water district (PASWD). you should check whether or not water tap fees and installation fees are paid. I can see you have received a ton of answers to your question below and the lenders below are correct. My realtor partner, Sandy Kinslow of the Kinslow Team, referred me to you and your question. If the subject property you are buying is a second home then the guidelines for most investors are two months PITI for each property you own with a maximum of 4 properties financed. I just verified the guidelines prior to providing this answer.
The key to getting your new loan is to not just get pre-approved but approved. This means you should provide all of your information to a lender and they should sign off on everything except a contract, title and appraisal. It is stressful enough to move a long distance that you don't need the stress of knowing if the loan will close. If the lender can't provide this to you prior to you finding a new home in Arizona there are plenty out there that will. Largest U.S. Cities Continue to be Plagued by Home Price Reductions
August 29, 2009-a real estate search website, announced that 25% of homes currently on the market in the United States as of August 1, 2009 have experienced at least one price cut. The percentage of price reductions has continued to increase month-over-month for the past three months. The total value slashed off active listings now totals $27.8 billion. Major metros across the U.S. continue to be the hardest hit with 66% of the top 50 markets having percentage-of-price-reduction levels above the national average. Discounts for price-reduced homes has slightly decreased to an average of 10% off of the original listing price compared to an average of 10.6% off of the original listing price in June 2009.
While home sellers in several cities are beginning to price more aggressively, and forgo the need for price reductions, many continue to ignore market conditions and over-price their homes. Jacksonville retains the top spot for highest levels of price reductions for the third consecutive month with 38% of current listings experiencing at least one round of discounts. Additionally, Boston, Milwaukee and Minneapolis all placed in the top five nationally with the highest percentage of reductions for the second straight month.
“We are excited to see industry reports showing positive signs in the real estate industry, but there is still a long way to go before we’ll see a real recovery for the U.S. as a whole. Even as the volume of sales are starting to rise nationally, the median home price continues to fall,” said Pete Flint, “The reality is, today’s sellers need to price aggressively to avoid reductions. Consumers are looking for value and when they find a good deal, they are taking advantage of market conditions.”
Cities experiencing significant increases in percentage of listings with price reductions from June 2009 to August 2009 include:
-Fresno, CA – 67% increase in price reductions
-Colorado Springs, CO – 27% increase in price reductions
-Kansas City, MO – 25% increase in price reductions
-Oklahoma City, OK – 24% increase in price reductions
-Albuquerque, NM – 22% increase in price reductions
Cities showing signs of recovery with significant declines in percentage of listing with price reduction from June 2009 to August 2009 include:
