I have a feeling Carrington may have more than one mortgage rep there, but you are right, it is much more about the people you are dealing with than the company that they work for. A lousy loan officer at a reputable mortgage company can really make a deal go sour, as well as a great loan officer at a company that people have never heard of can exceed your expectations.
If this was an offer you received and you were interviewing the loan officer, and you really want to consider the offer, I'd take the additional step of speaking with the processor who will be pushing things along behind the scenes. I know if I was out of town, my processor wouldn't miss a beat, perhaps the Carrington mortgage fellow you spoke with has the same type of processor and is just less than impressive them self.... more

The house referred to in the property identified does not have a barn. It is also a "Short Sale" Active with Contract-meaning there is a ratified contract between the Seller and Buyer contingent upon the Seller's lender(s) written approval since the Seller owes more than the value of the property. Even a full price offer does not guarantee that the lender will accept, if they feel it is too far below market value. It also states cash only, indicating that in it's present condition, a bank will not lend money. There is an insurance claim filed for water damage listed in the disclosure.
As for the barn. Typically this is going to be in areas with more acreage- out off of Keystone or eastward which may run higher. If the home is for sale, your listing agent can manually update the photos if they have claimed the listing under their account. If your home is not for sale, you will not be able to update any archived photos. Hope this helps.... more
Looking at listings in the local MLS for Gull Aire Village shows a variety of HOA fee's, $30 and up, but many at that amount. Some of the listings also show a Monthly Maintenance fee which is in addition to the HOA. I would think in that type of community that there is an HOA fee and maintenance fee on all of the properties and some agents have not included the amounts in their listings.... more

I looked up the two townhomes you inquired about. # 39 is active /contract that is why the public
still sees it as an active listing.
#50 did not come up under any of the criteria including withdrawn.
If it is bank owned it is possible the bank is waiting for the certificate of title which is needed before
they can list it for sale.

First, call a professional and have the damage repaired and the termites treated.
Second, check to see if there was anything you could have done to be aware of the problem.
Third, fix it, learn from it and enjoy raising your family in your new home.
Was there anything in the sellers home disclosure? How about your home inspection?
The sellers property disclosure is required and required to be accurate. Please realize that it would be possible to be unaware of the problem until the termite situation results in damage and could be difficult to say that the seller "knew". That would depend on information that I do not have.
The other protection that you have is your home inspection before closing. Did you have one done? Even if you did not contract a termite, a home inspecter should recognize termites as well as wood rot in his inspection.
