I have lived here in North Avondale for 20 yrs. As a realtor, I can not steer you to let you know it is good or bad, but I can tell you I raised 3 kids here from North Avondale Montessori and now all three are at Walnut Hills High, one of the best schools in OHIO and we are only 1 mile away:-) I would say if you like mature neighborhood with urban feelings and mature trees, closeness to downtown and Universities, it is a good place to live. let me know if I can be of any help. Looks like three bedrooms within a mile of 2252 Crest Rd (that's about the middle of that road as far as I can tell) have sold between $38,500 and $143,500 in the past six months. Average price is about $76,700 and the median price was $68,000.... more
So this is a pretty complicated question to answer, because average days on market varies so much based on the type of property and the area -- sometimes even by street! Also, the average days on market doesn't really work when you take into account properties that didn't sell at all (expired, cancelled, etc). But I can give you some average days on market for single family homes that sold within the past six months (MLS data as of 3pm 4/20/15):
Cincinnati (entire school district): 67 days
Hyde Park: 35 days
Northside: 55 days
Westwood: 68 days
Price Hill: 66 days
Walnut Hills: 58 days
Clifton: 76 days

My aunt's home just sold for $68,000 in Cuyahoga Falls. On one of the realtor websites, it lists the house as being sold for $68,000, but minus 13.4%. What is this 13.4%? Realtor commission? Or another fee attached by the First Merit bank as part of their estate management program? Any advice is appreciated!... more
There were a total of 618 properties on the market in the past year in Shaker Heights. The average single family home had 4 bedrooms/4 baths, was 2718 SF and sold for $270, 430 (95.2% of list) and was only on the market for an average of 119 days. The previous year, there were 615 properties on the market with the average single family home having 4 bedrooms and 4 baths, 2767 SF and sold for $259, 589 for an average increase of 4.17%. That is a solid improvement in price increase....market is definitely improving.... more
What is your question specifically? If you're wondering what the price per SF is for this particular home...it's a pretty basic math equation.To figure the price per-square-foot, take the list price and divide it by the square footage. For this property: $647,500 / 2,304 sqft = $281 per SF.
BUT....this isn't a good way to determine value. Why? Because the Price per SF method is just about basic math! Smaller square-foot homes command higher per-square-foot costs. Larger square-foot homes command lower per-square-foot prices. And...this method doesn't take into account things like location, neighborhood, updates, age of home, lot size...the list goes on.
If you're thinking of buying or selling, you really need to talk to a REALTOR who can give you an estimate of "Fair Market Value". Basically what similar homes (size, updates, location, etc.) have been selling for in the last few weeks or months.
