I am so sorry no one answered your question. I believe many could benefit from this question and all its answers. Buying a home in Strongsville, OH with a pool. First there are insurance liability concerns when you purchase a home with a pool. I would advise talking to an insurance professional before making the purchase. Hopefully the pool has already conformed to city requirements, this would be something to check on also. Then the question comes is it an in ground pool or above ground? An above ground pool is much easier to remove if you get tired of the maintenance/expense involved. An in ground pool is another animal, would be very expensive to remove and not a good idea (sinking fill).
The pros of having your own pool: You control when and whom swim. You have privacy versus public pools or development pools. As an agent here in Strongsville, I live in a development with a community pool (as many developments here have pools) and Strongsville has a wonderful Rec Center with a beautiful indoor pool. When you say "The real estate agent..." who's real estate agent are you referring to?? If you're talking to the LISTING agent (who works for the bank) then you're talking to the wrong person. You need your own Realtor working for you as a Buyer's Agent. Buying a foreclosed (actually called "bank owned") property is the same as buying any other property. You write an offer and see if it's accepted. If you're talking to the listing agent, it's possible he may have his own buyer and wants to "double end" the deal. Which may be why he's giving you the run around. Go find your own agent! But if it's your buyer's agent giving you the run around, then you need to find another agent!... more
You do have another option. It is a program that allows for the purchase of a home 1 day out of Bankruptcy or Foreclosure. It requires 20% down and assets to show 12 months of reserves. This program does command higher interest rates roughly 7%-9% but is a great short term solution to get into the home you want, allowing you to earn on current housing market appreciation until you can qualify for a conventional or FHA loan product.
