Potentially yes. Each landlord decides what they will accept in a tenants credit. Since landlords are not as uniformed as underwriting guidelines for purchases, the possible answers are many. Ideally a landlord would prefer two strong tenants versus one strong and one weak.

Well just for the hell of it I ran Sold comps out 1 mile for 6 months and STILL could not find anything over 250k. Had to go out 2 miles and then found a couple at the 300k, but we are talking the very top of the price point for this area. I was actually surprised to find a twin home, but as i suspected 2-stories where there. Yea the kitchen is great and the pool is probably great to someone. It is like I said though value wise what a nightmare.... more

If they accepted it yes. Foreclosures are done via the internet. The original documents have to be overnighted and signed by the bank. They will then send them back. I would be happy to see the property pending. Most are left on the market to attract back up offers in case financing falls through. Foreclosures are very time consuming. Be patient and it should pay off.

Did the bank's counter offer specify that it is a multiple counter offer, meaning they're countering other offers besides yours? If so, and if the other buyers also accepted the counter offers given to them, there's no guarantee that it's your offer that was accepted. Your agent has to confirm with the listing agent whose offer was accepted.
But if the bank's counteroffer was only to you, and you accepted and received acknowledgement that your acceptance was received (this can be confirmed by fax indication that the fax went through, or if emailed, that the email was delivered and read), then you may be the successful buyer.
But your agent is your first resource to get the answer.
